Pune–Nashik Semi High-Speed Rail: Should You Buy Land Along the Proposed Route?

A proposed railway line can quickly change how people view land. The prospect of better connectivity, new stations, and future development often leads buyers to pay a premium for plots near a proposed infrastructure corridor.

But what happens when the route itself changes?

The Pune–Nashik Semi High-Speed Rail project reminds buyers that buying land based only on a proposed alignment can be risky. With discussions around the original and revised routes continuing, buyers and landowners need to separate official information from market speculation.

The Original Pune–Nashik Rail Vision

The proposed project aims to improve connectivity between Nashik and Pune through semi-high-speed rail. The initial project proposal was said to cover more than 235 km, with train speeds reaching 200 km/h. The train corridor consisted of:

  • Chakan
  • Narayangaon
  • Sangamner
  • Sinnar

Why Did the Original Route Face Objections?

One major concern was the proposed railway's proximity to the Giant Metrewave Radio Telescope (GMRT) at Khodad, near Narayangaon.

The GMRT is a highly sensitive radio astronomy facility. Concerns were raised that an electrified railway line operating close to the observatory could create electromagnetic interference and affect its radio-silence environment.

As a result, the original alignment faced serious challenges and further review.

The Revised Route Proposal

A revised proposal has been discussed that would take the corridor through:

Pune → Ahilyanagar → Shirdi → Nashik

The proposed route would avoid the GMRT zone and could also improve connectivity to important religious and economic centres.

However, based on currently available information, discussions and reviews of the project alignment are still ongoing. Objections have also been raised about the route change.

The most important point for buyers?

A proposed route is not the same as a final, legally notified route.

Why Land Buyers Should Be Careful

Buying land near a proposed railway corridor can create opportunities, but it can also create risk.

1. The alignment may change

A plot that appears close to a proposed station today may not benefit if the final route changes.

2. The land could fall within the acquisition corridor

Buying land inside or too close to the final Right of Way can create development restrictions. Once officially notified, the government may acquire the required land.

3. Railway connectivity does not automatically change land zoning

A nearby railway corridor does not automatically change agricultural or restricted land into residential or commercial land.

4. Premium prices may be based only on speculation

Paying extra simply because a broker says, “The railway is coming here,” can be risky unless the exact route has official backing.

What Should You Check Before Buying?

  • Officially notified railway alignment
  • Gazette notifications
  • Survey number and land records
  • Proposed Right of Way
  • Land zoning and permitted use
  • Development Plan provisions
  • Title and ownership documents

The Pune–Nashik Semi High-Speed Rail could become an important infrastructure project for Maharashtra. But until the final alignment receives official confirmation, buyers should avoid making investment decisions based purely on proposed maps or market rumours.

At Genuine Plots, land buyers can get support with document checks and legal verification, helping make their land investment safer and more informed.
